A different starting point

A home now. A possible purchase later.

For some households, the step between renting and buying needs more time and a different approach. A rent-to-own arrangement may let you rent a home with an option—or, in some agreements, an obligation—to purchase it later. The details matter, and not every arrangement works the same way.

  • You want to work toward buying, rather than rent indefinitely.
  • You may need time to prepare for financing, save, or clarify your next move.
  • You want to understand the costs, responsibilities, and purchase terms before deciding.

A clear understanding. We are not real estate agents or brokers. We do not currently display available rent-to-own homes. This is an initial conversation, not a rental or mortgage application, an offer, or a promise of a property, financing, or approval. No application fee, screening, or documents are requested through this website.

What does rent-to-own actually mean?

“Rent-to-own” can describe different agreements. A lease-option generally gives a renter the right to buy within an agreed period, subject to the contract. A lease-purchase may require the renter to buy. Neither is the same as an ordinary rental, and neither should be signed without understanding the obligations.

Rent payments do not automatically build equity or count toward a purchase. Any purchase credit, option fee, purchase price, deadline, or repair responsibility must be spelled out in the written agreement.

Start with your goals, not a promise.

Tell us where you would like to live, what monthly housing budget is comfortable, and when you hope to move and eventually buy. We can consider whether our network and a creative approach may offer a useful next conversation. An inquiry does not mean a home is available or that a match will be found.

Before you commit

Know what you’re agreeing to.

Will part of my rent go toward buying?

Only if the written agreement provides for it, and only under its specific conditions. Ask how any credits are earned, when they can be used, whether a future lender will recognize them, and what happens if you do not purchase.

Are there upfront costs?

There may be a security deposit, an option fee, or other agreed costs. These are not interchangeable. Ask which payments are refundable, which apply toward a purchase, and what you could lose if the purchase does not happen. We have not set program fees or terms.

Am I required to buy the home?

That depends on the agreement. A purchase option and a purchase obligation are different. Have an independent Tennessee real estate attorney explain the contract, deadlines, default provisions, and consequences before signing.

Does this guarantee I can get a mortgage later?

No. If financing will be needed, speak with a qualified lender early about eligibility and how the proposed agreement would be treated. A rent-to-own agreement does not guarantee future mortgage approval or a completed purchase.

Who pays for maintenance and repairs?

The agreement and applicable law determine the responsibilities. Understand maintenance, major repairs, taxes, insurance, and any association costs before committing. Consider independent inspections and professional advice rather than assuming the terms are the same as a standard rental.
